I found 48 market-rate rental properties in Prince George's County that have 200+ units and a latest recorded sale between 2016 and 2021. The Benjamin at Landover Hills isn't among them: it didn't meet the criteria anyway.

How I filtered the list:
The sale date alone doesn't tell you when the loan matures. Next, I'd pull the owner and property manager for each property to see who holds several of these assets.
Before I quote refinances on Westchester Tower Apartments (College Park, MD) and Takoma Towers (Takoma Park, MD), check resident credit: average FICO, past-due rate and its 12-month change, and share of accounts above 75% utilization, next to each property's occupancy and 12-month occupancy change. Is either one's resident base weakening while occupancy still looks fine?
Both properties are 98% occupied, but Westchester Tower's residents are clearly weakening while its occupancy looks fine. Takoma Towers starts from weaker credit, but it is getting worse more slowly. One caution on Westchester: its credit sample is small, so confirm it before you price.
